5 Undeniable Truths About Selling Your Crofton, MD Home

There are some things in real estate that are anecdotal, some can be proven by studies, and some that are applicable only in certain areas. When you’re selling your Crofton, MD home, you can take these recommendations to the bank.

PRICING: Do not believe your friends, and especially your relatives, who tell you to price it high so you have room to negotiate. That strategy went out with the buggy whip. Buyers today are much more sophisticated, and have access to almost all of the data that agents do. In my opinion, and that of many agents, correct pricing is the most important factor in getting your home sold.

EASE OF ACCESS: I’ve moved several times, and I know how difficult it can be keeping the house ready for showings. That being said, the easier you make it for agents and buyers to get into your home, the more showings you will have. 24 hour notice is a kiss of death for showings. You’re going to drop off a significant number of buyers and agents who just won’t come back if you make it difficult to show your house.

ODORS: Every house has odors, including yours. Some odors come from cooking, cleaning and in quite a few cases...pets. If you have pets and rugs, you need to do everything you can to keep it as clean as possible, and mitigate any lingering odors. Clean the litter tray...every day. Every agent knows that potential buyers spend less time in homes that have an odor. BTW...if you think you're fooling anybody by smoking in the garage, you're not. If you have to smoke, make it outside, and away from the house. It matters to more people than you think.

STAGING: Maybe it’s more appropriate to say...lack of staging. I’m not talking about the HGTV “declutter” tip. Yes, decluttering is important, but it’s like a Dilbert “Master of the Obvious” cartoon. Decluttering in only one tool in a professional stagers arsenal. In a competitive market, make your house stand out from the crowd with a professional stagers advise.

PICTURES: Gone are the days when an agent can get away with posting a couple of unimpressive digital photos. Buyers want to look at photos of everything. If there is a room missing from the photos, they want to know what you’re hiding. Many agents have higher end digital cameras, or they use a professional to take pictures. Post processing is almost a given to get the best out of your pictures. I can’t overemphasize how important quality photos are in the home selling process.
